Do you work with landlords and property managers?

Short answer

Yes, regularly. Tell us who is authorising the repair and how to reach the tenant when you book, and we coordinate access and invoice the right party. The awkward part of rental work is communication, not the repair itself.

How we handle the three-way arrangement

The usual failure in rental repairs is that the person who books, the person who lets us in and the person who pays are three different people, and nobody has told any of them what was agreed. We ask up front so that does not happen.

Give us the authorising contact, the tenant contact, a spending limit if you want one, and where to send the invoice. Then we deal with the tenant directly for scheduling and access and come back to you with what we found.

Spending limits and approvals

If you set a limit, we work within it and call before exceeding it. You will never get an invoice for a repair you did not approve. If the machine is not worth repairing we tell you that rather than doing the work and letting you discover it later.

Multiple properties

We are a small shop, so we are not going to pretend we can service a hundred units on demand. For a handful of properties across the Quad Cities and the surrounding counties, we are a straightforward call and the same technician every time, which is worth more than it sounds when you are trying to get a straight answer about a tenant complaint.

Almost certainly. We service every major residential brand, and the ones listed on our brands page are simply the ones we see most often. If yours is not listed, that means we see it less, not that we turn it away.

Do you charge extra to come out to a rural address?

No. There is no travel surcharge, mileage fee or zone pricing anywhere inside our 50-mile radius. A rural address in Henry or Cedar County pays exactly what an address in Moline pays.
